As a new investor I want to get the dynamics of researching, analyzing and then closing the deal. 

Hell, closed comps from 3 months ago don't really apply to the current market here as the market dynamic has shifted greatly and buyers are being forced to the sidelines.I can't wait to see OpenDoor's ad Offerpad's earnings next month as they own a lot of property out here that has been sitting forever, even with them finally doing price reductions.

The seminar is for the beginner investor and it was comprehensive, dynamic, and highly informative.

I am assuming you are buying an older property since the majority of buildings in Chicago are 100 years old, in that case, it's unlikely the garage would have anchor bolts.I lean on your inspector or get someone out there to visually inspect the garage. 

To become in the top 20% of listings in any area, it takes 3 things: Professional photos, a listing optimized for the platform that you are on (page rank), and dynamic pricing (to adjust for occupancy rates). 

Had this landlord visualized his decision in this manner, he would have never done this. 

I'm a brand new investor just starting to visualize my future success and I have a question for some of the long timers out there.  

I feel that betting on long term appreciation is a long shot, simply because the future is too unpredictable and the market is dynamic.  

I put some rehab costs in the calculator just in case but from a visual inspection it really doesn't need anything.
