If you had only $15k for improvements would you do an Oil to gas conversion with AC or new windows.

. $1200 sounds low for four (4) college students, In my town it is $675/month which includes all utilities and wifi. (675*4-=2700, less $125 electric, 80 gas, 80 wifi, 50 water, 30 sewer, 30 garbage=$2300/month net rent. 3.

Not only is it on a busy street, but it backs to a gas station.

We will not instll four separate furnaces and each tenant can control their own heat and pay for their own gas which is awesome for us. 

Is that a valid worry? 

Why is the gas bill so high?

A larger new construction buy & hold rental project we are specing out may go all electric to reduce the lead time for having the gas company setup the lines, permitting etc. and this would make adopting the renewable energy credit program more feasible.Many of these projects offer state, local and federal tax credits and we have to get smarter about those programs.

I just think  you all are holding on to "what works for you" without any actual comparison or validation of this.And this is what I am afraid of... and the point of it all... 

This is the first year I have owned this complex and I noticed their stickers from previous years near my boilers (baseboard heat powered by natural gas).
