I know the gurus push the virtual wholesale gig, but it will be incredibly unproductive for a beginner, and a challenge for an experienced wholesaler.

There are always challenges within real estate be it neighbors, unsavory tenants, or economic setbacks.

I agree with Jon, it might be a challenge finding all inclusive packages including airfare with 5k, not impossible just difficult.I suggest you pick somewhere where you can enjoy some of the hobbies you and the family like - and there are tons of places.

If it's an older property in an area where finding decent tenants is challenging, I would say at least several thousand dollars.
