Hi Whitney,Talk to an attorney local to the property.You might be able to get a financial judgement (trebled).Step one might be to get three bids on (comparable) replacement systems.American Standard, Bryant, Carrier, Lennox and Trane are names of some furance and A/C (HVAC) manufactures.And realize a new furnace A/C (HVAC) might force you to change the thermostats too (or not).Trying to figure out costs on this yourself (with any resprayed insulation up there) might be pretty tough, (plus you have to buy whatever new refrigerant is required in your area--and the new stuff can be very very expensive).You might be able to pick the brand you like best, or the one fastest installed vs the cheapest...ask an attorney.Also, in a financial judgement, you have to collect...lien their wages or bank accounts (to the extent you are allowed to do so by THEIR Locality).

If you're cash flowing now and can still realize a lot of appreciation, then hold on to that sucker.

Don't be afraid to be a landlord.Don't be afraid to enforce the terms of a lease.You have far, far more influence with a tenant knowing you are the owner and the buck stops with you.It is 2021, a tenant is going to find out you are the owner, and when they do and realize you are frightened of your duties and responsibilities then they may believe they have the upper hand.

Peter, I think you are failing to realize that we are not discussing the eviction, that is currently on hold.

I would rather them get a better deal and be excited than have a false hope of a deal to realize it all comes crashing down because of the fees and interest payments.   

As ive been on BP ive realized finding the homes is the hardest part.   

I did not realize on the "Tools" tab you could add the fixed expenses, so yes the were low.

What I didn't realize is all the stuff I was doing was slowly adjusting my mindset, network, and financial position.

I manage about 400 rentals in a town of 9,500 people so I see existing renters inquire about my other rentals all the time, not realizing they are mine.
