So, as I suggested, you need to find a Lender who will let you borrow ANY number of dollars/times, so long as you can show that each of your loan applications are backed by assets which are/WILL be self-sustaining!

You'll still have to live somewhere, and I don't really see this one being self-sustaining after just two years.Cash flow (mortgage paydown) is a very SLOW way to increase your "equity".

For us, the turnkey business is more about volume then minimum profits; we will enter into deals that we know have very slim profit margins b/c we have more buyers then houses and our goal is to build the management company with a good portfolio of houses as that is a very sustainable business with other business opportunities that can spin off that.
