Ken, what do you suggest, a separate LLC?

Would prefer an independent broker, but honestly any suggestions would be helpful.

It was recommended to me that I get a structural engineer on property to do an inspection but that costs $1500 so I'm not sure if I should spend that money or just get the work the original company suggested done.

I'd also be managing the tenants and leases myself.Any suggestions or examples of what you did in the past that could be applied to this?

I’d try as suggested to divide the rent on the 1st and 15th first and if they don’t agree to that start following your state’s eviction process immediately.

One drafted by an attorney stands a better chance at garnering a response but even that appears to be money down the drain.

I am working with my accountant and CPA to ensure this works and the have suggested this path forward.
