There is no evictions just plain old lease ending and it was made clear they would be moving out at the end almost 2 months in advance (thanking my stars)..I absolutely plan on keeping the entire deposit as the rent over due is more than what the security deposit would cover.Let me know if I am missing something.

Only way to do so is increase rate/fees for the economic risk (also, not many are lending now, so the loan product needs to be priced appropriately) also to implement new requirements around liquid reserves and lower the LTV by 5-15%.

Cheap up front isn't necessarily what you want - you'll pay $2-$3 per square foot for a decent product (and another $3 or so for an installer); but it will last a long time and that's what you are after.
