Given you have no history, I do not think you have a choice but state sponsored work comp ins company, or at least that's where i got started.

Syndications offer a lot of interesting opportunities for investors especially the ability to work w/various sponsors (that are experts in their area), different niches (like apts, self storage, mobile home parks) and geographies. 

In a duplex/fourplex, you don't necessarily have direct roommates, but you are living in a multifamily with people above/below/sharing walls with you.Syndication/passive: you are going to pay fees/share of profit with sponsor.  

There are also co-op sponsor units which can be sold with holder of unsold share rights which allows the purchaser to rent out the unit indefinitely as long as they don't occupy the unit.

Typically these are 1/2 or full day events sponsored by local HOA / building industry / banking related businesses, featuring prominent local Business Leaders.

You could also maybe look at investing in a syndicate and see how a sponsor does things with a property.

What he said about sponsors and their IRRs is spot-on. 

A lot of the stuff I do are syndicated, privately issued securities...some via crowdfunding websites, some via going directly to the sponsor. 

None seem to indicate any sharing of the 'take' when sold -- maybe he doesn't sell, we usually do after 3 to 5 years and make a lot of Cap Gain.In my mentor's group, 70+ sponsors have become millionaires from there MF endeavors and dozens of passive investors, like me, have become millionaires from their MF endeavors.
