I’ve always felt i learn just as much if not more from trying to show people how i look at things but now I’m worried a little but it seems like tons of other gurus or fiancé guys do similar things on social media and talk about simular topics in their books.

@Julian BuickIf one were to primarily invest in notes, and every once in a while one of those notes defaulted, selling the underlying property after foreclosure would not likely be viewed as a flip - or engaging in a trade or business.

If your IRA could not purchase a property on it's own, but was able to engage in that transaction because of the ability to partner with your personal funds, then the IRS could certainly deem that a benefit provided by you to your plan.There are no clear guidelines or case law that would provide 100% certainty that such a transaction would be allowed or dis-allowed.

If however you want to or intend to take legal action on the notes (ie. foreclose or collect), you should register as a foreign LLC with the foreign state's secretary of state as you would be engaged in business outside of the LLC's state (probably the state where the property, and possibly the borrower are located).

If you only did that for 6 hours each weekend, your in for 13 weekends of looking at houses... yuk.I'd spend a lot more time insuring I was buying the right house in the right area long before I engaged an agent.
