By the numbers in general I think most "experts" would say kitchens and bathrooms get the most return on money invested, IF invested smartly and I would say I generally agree as well but lets use that same example of a $4500 kitchen for 100 more in rent. 

The information in that article should help you out, but it boils down to just using a smart contract and communicating very effectively.

Most of my experience is in MF investing so Im not sure if its smart to run my ROI numbers based on a medical buyer/renter in 12+ months OR plan to gut and re-purpose as standard office space to cater to a larger customer base.Is there solid value placed on "grandfathered" special use medical zoning? 

To me your to be commended your dad was smart and  leave the home base alone you want to go wild with debt on your investments that's a choice.
