I used a conservative 5% to assume that the original conventional loan will be what I receive even though we are not quite at 5% yet.Is my line of thinking wrong perhaps?

I would sign it - as long as he signs a document stating that:  if his dog does in fact bite you or a loved one that you won’t help hold him responsible however you will have the right to shoot the dog in the head .
