With the evolution of homesharing since the last major downturn, I want to be as bold to say we are about to test homesharing's true resistance or lack thereof in a weaker economy.

A few good options presented in no order:- Columbus (I live here, it's arguably the Midwest's biggest success story currently)- Indianapolis (affordable, growing fast)- DFW (no longer as affordable as it was, but rapidly growing)A very incomplete list. 

It's a rapidly growing market with many companies entering and expanding their business in the market. 

Your old RE may be in the path of progress and appreciate rapidly because of gentrification in the last 10 years.

As someone with an Economics background, it's really fascinating to speculate how the market will shift to adjust for the rapid increase in property values here.

And they where selling at a rapid pace.

Maybe, I've not studied it that carefully, but I would guess there are other neighborhoods in West LA South Bay that have appreciated more rapidly of late.

Yet appreciation can make you wealthy IF you buy in a rapidly growing market with conservative low cost financing supported by the rents and backed up by your own cash reserves for rainy days.
