Looking for a mentor to help guide me through my journey as a new real estate investor.

In the Lincoln City/Newport area there is a lot of hidden potential for MTR or medium term rentals (furnished 30 night+) as there are medical and coast guard professionals that need long term, convenient housing.

I went to college at University at Buffalo from 2013 to 2017 so I am fairly familiar with the area and would love to start my real estate journey there. 

Here are some additional methods to help you find off-market deals:Networking: Make connections with other investors, real estate professionals, and possible sellers by going to regional real estate meetings, networking events, and industry conferences.Direct Mail Campaigns: To connect with homeowners in certain neighborhoods or with particular property attributes, create a tailored direct mail campaign.Driving for Dollars: Identify foreclosed or distressed properties by physically driving or strolling around neighborhoods.

@Dan Barth I would have a professional do the mold test that is certified to do so, these home tests are bogus and almost always produce some sort of mold.

I'll use both bits of information in my journey. 

Then great property management (professional or self) is crucial. 

Thankfully, I have a network of trusted professionals who can assist in times of crisis.
