These are higher end units so I factored in 7% occupancy rate but this is a very popular area for high income earners to live and work. 

Popular opinion on BP is to set aside 20-25% for Vacancy, Maintenance and CapEx. 

Regardless, they are very popular--maybe just because people don't understand what they are investing in.But funds do have their advantages.

you can do fractional ownership through tenants in common.. this is quite popular in very expensive markets  Like Lake Tahoe. and there are very high end clubs that do this with homes around the world.

I believe it is a location that will only become more popular... it seems to be an area more people are retiring to in order to enjoy 4 moderate seasons without the extremes of further north/south. 

If you have a good deal you don't need to send it out to 20,000+ people for it to sellits quite popular in the lower value tougher neighborhoods out east ..

@Timothy Street Mentorship definitely seems to be the popular opinion on multi-family investing, however I believe it also depends on your level of experience thus far.

If they've hit the wall then that's where the block issue.My primary home had 'orange pipe' which was popular and cheap in the 60's/70's.
