My confusion stemmed from me trying to determine the best return on the "initial capital" which is the CD the bank requested to secure the LOC.

Likely stemming from the institutional owners understanding that the assets would likely not provide solid capital recovery.

I've been in IT most of my career, too, which has been a good platform for real estate investing.
