You would need to bring something more to the table like control of a deal well under market value or a complete package offering equity positions for passive investors.You could work on finding a distressed property and structure a deal with the owner where you take over management in exchange for equity and get it performing.Last would be a complete owner financed deal and you raise the equity from investors.

I would then send both tenants a "welcome package" as it were : identifying yourself, where to send the rent, restating the amount, that it is due on the first etc.
