The main reason I find is they are seeking Note Investing as a band aid for their current situation versus an enhancement to their current situation.Just to give two examples: I spoke to someone this week who is nearing retirement and doesn’t have much in the way of capital.

Lot's of sellers like to band aid a property to maximize cash flow and not keep to sell ready standards and then later like to sell for top dollar with a lot of deferred maintenance.

We have a general housing shortage and cost of new construction is so high compared to existing inventory, that we will see retail prices pushing up for at least 2-3 years before we start narrowing the gap to new constrction down to historic averges.Agree with Scott, growing slower, working a bit harder to find deals.

I understand the basic normal process now and have a local mortgage broker, but don‘t know if there‘s a similar process to finding deals like described in the Bigger Pockets Rental Book on Rental Property Income.The U.S. market seems overwhelmingly large and it’s hard to narrow down where to look and where it’s the easiest to invest remotely.

For the HML companies no points up front will limit your options, you will still find HML who can do that but it will narrow your choices.
