You can agree to anything legal in a contract.

Hello Everyone!I know I'm not super active posting but I do read the forums quite a bit and have listened to maybe about 1/3 the podcasts now, but I can first off say that having a place like this has really helped me...

I picked up a house in Evanston last week and have a SFH in Rock Springs under contract to close on the 16th. 

Some sales contracts have a statement that says they can only retain the deposit towards damages.

We live in a very small town in NM and have met with a few of the attorney's here, but they aren't very familiar with all the RE contracts we need etc.  

We all share a similar level of experience as landlords however I have fix & flipped three times as many homes as they have - so I have better sense of confidence with repairs/contract pricing/construction/renovation budgeting/etc. 

Looking for a commercial inspector for a 6 unit that I have under contract in Spokane.I'd love to hear of any recommendations and ideally someone that could inspect it this Saturday (8/4).Let me know if you know of anyone that could help out.Thanks for your help!

Some people like to get it under contract first and then find the money.

Depending on where your other properties are you may want to wait until you have the new property under contract before listing them for sale to fall into the 1031 timeline.
