Hello Carlos,I can help you analyze this deal, but you need go provide more info, what is the ARV, what is the purchase price, is it rent ready, are you going to have to do any rehab. 

I would recommend shooting smaller as well as working on getting your real estate license if you do not already have one as that is a big deal for most PM companies.

I don't think there's a single app that will both run the numbers for you in terms of deal analysis as well as handle your bookkeeping for you.

I'm happy to deal with the day to day management but don't know what else to do to drive more bookings.

I'm looking for deal structure, pros and cons, tips, etc.My goal is to buy some of these new small affordable starter homes at a price that will cash flow, after foregoing my half of the equity split. 

Finding an established group that finds a way to get deals done tends to be as helpful as anything as many of us have had experiences of weird and seemingly unnecessary denials.I do like to make sure that its a region they lend to and the type of project that they do.

I can't say anything for sure about this deal as I'm not an investor in it or any other Open Door Capital deals.
