We remodeled that unit as well, cleaned up the exterior, fixed the roof, replaced a couple AC units, brought in new appliances, and rented all units out.

You probably want to take care of the structural stuff (foundation) and roof before you do anything inside.  

Crime in the area was through the roof and advice from BP members stated that the area was super rough.

Need to include roof 25 year life span, appliances and hot water heater 12 years, hvac 20 year life span, bath and kitchen remodel 20 year, etc.

I do not have a general contractor yet so I am not quite sure how much to expect as far as the remodel work goes as there are some significant changes I am making, adding sq. ft moving kitchen, bathrooms, exterior walls, removing interior walls, new roof plan etc. in addition to the usual new texture, flooring, paint job etc.Unless the preliminary plan is done, there is no way general contractors can bid on it but at the same time this being my first rodeo I have no clue how much to expect in this circumstances.

The best part it was 7 roofs away from my primary residence, so I'm was improving my own neighborhood.

Show the warranty for foundation repairs the same as you would a new water heater, furnace, or roof.

Also some big ticket items have been done; the roof was done about 5 years ago and it's all new wiring throughout the building.
