Its a scary choice but I think if I start off with something on the lower price scale it wouldnt be a huge risk, besides the possibility of larger repairs earlier maybe.

It seems like the ones I’m finding are geared (and priced) for larger companies.

If they won’t comply, I recommend using a different company.With so many problems with morris invest and others, I recommend buying the finished turnkey instead of a junker that they’re going to rehab for you because many people have found they’ve been billed for renovations that never took place.

This also results in non-renovated units fetching higher rents for years on end. 

I've heard larger rentals dont do as well on ABB, from friends that have both large and smaller rentals listed.Lynn

The buyer's agent has the same obligations toward the buyer.While double-ending a deal (disclosed dual agency) is attractive to the agent, it's not good for the buyer or seller.Here's why;As a seller's agent, I'll push hard to get larger deposits, faster closing, higher price, fewer contingencies, etc.As a buyer's agent, I'll push hard for exactly the opposite.As a disclosed dual agent (representing both sides with their permission), how can I possibly do those things?
