$500 to people in a $500,000 house might get you laughed out of their kitchen and back into your car.:) Good luck!

It is in excellent shape and was very recently updated with new kitchens, bathrooms, etc.Purchase price is 600K and current rents are 4400/month.I’ve already created an LLC that will be used to own this property. 

Our shortest term tenants stayed only two months (first time renting, young, best girlfriends - until they found out they couldn't stand living together.)  

So, I would really appreciate feedback: Your thoughts on first timer going duplex over four plex in terms of landlording, financial stability (savings/income) suggested to ensure safety net.  

Just like the 2% locations where I've purchased are decent.It's all relative.  50 times rent.  142 times rent.  300 time rent.  

The home is not financable through a bank due to a missing kitchen and toilets.

That being said I have a full time job and have a wife that is looking forward to painting and picking out fixtures and such when the kids go back to school in the next couple weeks.I had a GC give me an estimate on a potential property and the price came out to around $30k that includes roof, entire HVAC, bathroom, kitchen, flooring, drywall and paint.

I thought about the wood-looking tile from HD for a bath or kitchen, but was afraid it would clash with the other types of "wood" flooring in the house. 

The bad: needs the rest of the electrical done, new roof/gutters, windows, sheetrock work and full kitchen rehab.

The kitchen was redone around 2001 so it is in decent shape but outdated.
