The long term tenants are a bonus and it is probably the best thing the property has going for it, assuming they pay on time.

It is lawful to compensate bank loan officers more for originating commercial loans instead of residential (and even paying bonuses based on cutting you a crappy deal -- but only if it's commercial).

Hoping for less but giving a generous budget never hurts!  

If it happens at all, treat it as a bonus. 

Alabama does have a generous, owner friendly redemption period.It may take a long time until you own it, but you can have legal possession to it much sooner.
