What is holding us up?  

After over a decade in asset management where I currently oversee a portfolio of more than 45,000 apartment units nationwide for a large Fannie Mae/Freddie Mac lender, I am finally ready to get into my first small multifamily buy and hold investment.

And repeat business is the name of the game.

I would hold it.

I would hold off on doing anything.

I'm looking for advice from someone who's been in the wholesaling game, whether it be virtual or not.

Buy and hold a turnkey SFH with 20-25% down.

Probably right, aiming for 1000 sqft livable space so not super tiny but still your point probably holds.
