I just picked up another, literally 20 min ago, a 3/2 sec 8 1300, all in will be 70k, value about 100k, You are not getting anything in Fl for 250k for a STR, that will be great cash flow. 

20 months ago, interest rates were prolly much better which makes sense that the value of the house is down given interest are higher.The thing with low priced properties is that you have to hit close to 1.5% rent to price ratio for the numbers to make sense.The thing is that the cost of rehab, for the most part is the same regardless of how cheap or expensive your property is.Roof replacement isint cheaper because you have a cheaper house.HVAC Replacement isint cheaper because you have a cheaper house.It looks like your appreciation and cash flow are negative.Unless you anticipate them to change, I would sell it.

Abdullah - I think you need to have multiple "sticks in the fire" to really get the deal flow you need.

Buyers agents rarely took into consideration the actual buyer. 

Do whatever it takes to use OPM to snag cash flowing RE and keep recycling equity to buy more and more properties.

The only way this would cash flow much is if I rented by the room I could rent it for about $750 per room if I added the 6th bedroom in the basement.

I would use the proceeds to buy some cash flowing 1-4 units.

We are looking to make our next investment in San Antonio as the market appears to be more affordable and a better opportunity to cash flow.

I would still be positive cash flowing, but just barely.
