they will also look at your real estate management resume - so the more smaller properties you manage, the more favorably they will look at you even if you've never done something as large as what you are trying to finance.

Because, when we give with an eye toward what we will get in return, it ceases to be giving and becomes a form of lending.It's sad to me, that when I help someone, they so often ask how they can repay the favor.

I don't expect to get all cash pricing but at the same time your purchase needs to be at market or slightly below and then get really favorable terms.In a perfect world you could get a cheap price and owner finance.

For instance the Denver opportunity may be somewhat lower return but it's close to home so should get adjusted to be more favorable.
