I went out on my first day driving for dollars, found 12 good properties. 

It was a good enough deal that I factored in "worse case" scenario eviction costs into my numbers and decided I'd take care of that myself after closing. 

Between looking at places to buy and my recent effort to drive almost every street and canvas the area it seems that SW of Wayne Junction is a great area.

Yeah Age of dwelling can be a factor but its still under 100 years old.

Does APR ever play a factor?

Should I drive up or fly in after hurricane to assess the damage and do some immediate repair, while wait for contractor available?

Factoring other "hidden" expenses like vacancy (when you don't have a tenant in there, you'll be paying the PITI and HOA!)

But really, I dont want to drive 4 hours roundtrip to try to unclog their toilet.And I was right by not driving there, because when the plumber called, the issue was further down the sewer.
