You may need to upgrade to 5/8 sheathing and use an engineered product like Advantec or clips for 1/2” to keep it flat and consistent.

The one over the garage would bother me code wise unless it has the upgraded fire proofing required for apartments above garages.

There are codes around what constitutes a bedroom (closet, window, proper egress, etc.).If you only think you're going to hit $100/month/unit AFTER your upgrades, etc., that's too tight for me.

So far just planning minor bathroom and kitchen upgrades - flooring, appliances, cabinets - but long-term there is potential to convert these large units to condos and sell.

Get one tenant out, renovate that unit and see if one of the tenants wants to move in to the upgraded unit at a new price.

If you want to reuse your VA loan in the same area, it has to be a "substantial upgrade".
