While it does mean you'd have to remove the kitchen/bathroom/whatever unpermitted work was done, and wouldn't be able to rent it as a separate unit, it also means that you can legally kick out all people renting illegal units without having to owner-occupy.

Hi everyone - I listened to a great podcast and the guy being interviewed was talking about how he will make offers on portfolio deals at a discounted price and then get the seller to indicate the value of each one, subtracting the price from the total portfolio price, until he gets down to a (low) price for the one property he really wanted.

The last four buildings we purchased were all discounted because the owners couldn't stand dealing with their tenants.I love my tenants.
