VA, unfortunately, and it's stupid, and I could rant about this because I think it's immoral and wrong, is somewhere around 5th place, above down payment assistance but below Conv 5% down, hanging out with the FHA bad credit buyers.

I do regularly consult my realtor to assist me with comps and ARVs but with the higher volume of deals I'm wanting to analyze I don't want to use up too much of my realtor's time.  

The midwest is a great place for SFH's and if you know the market and where to look you can get cap rates and COC returns in the double digits.
