Could you share any obstacles you've faced?

You won't be able to get a HELOC as you have obstacles- HELOC is for second position as they use the title insurance placed on the first, and they will not touch a single wide, plus only a few are doing non owner.There are lenders who will do a cash out refinance first trust deed, if you filed the 433A and the foundation is one of their approved types.

I do have a primary residence that has a detached garage.

Two detached 2bed, 1baths for $390,000.

@Nolan Mahoney Source of income or ability to show as a citizen are a couple of obstacles but they end up being more about how you qualify vs how you ask the questions. 

Hello BP community,My wife and I began REI this year obtaining a 2BR 1B house (w/ detached garage and full basement) in the Oshkosh, WI area in February uncertain of what we were getting into.

Multi-Family Dwellings: On a parcel with an existing or proposed multi-family dwelling: up to two detached ADUs, which may be attached to each other, and a conversion ADU as long as it’s up to 25% of multifamily units.

And these are for detached single family.  

Purchase price: $109,900 3 bed / 1 bath single family with full basement and detached 2 car garage.

This discrepancy has always presented an obstacle to various managers and investors.
