I think it is reasonable to assume 4% annual appreciation in this area, which means after two years, the property could be sold for ~$635k.Based on the terms of the mortgage, ~$351k will be remain on the loan balance after two years.

We are thinking that we can trade the amount of effort that we are putting into the C class properties for self managing STR and significantly increase our cashflow while buying in a better class (more appreciation upside).

Just don't try to make it a good deal by assuming appreciation or lower rates will happen. 

Alternatively, if you're able to put a good chunk down payment on a property and the rent(s) cover your mortgage + expenses + a touch more, in an area that you like and know will appreciate, that's pretty nice as well.

The value on the Nubble is very stabile, no issue on appreciation over the years.
