I have done some GC work years ago and peoples utter lack of understanding of normal construction issues were the reason I got out of that quickly before I got into it too deep!

First would be a lender - a bank or a broker - to explain the situation and see what, if any, hurdles you might have: is your credit adequate (you may not have super deep credit and so would need to talk about this, for example), ask what you might qualify for.

Will it look like a professional job with a nice 1/4" or so bead, applied sufficiently to fill the crack/seam/joint (but not use an 1" wide 2" deep 'bead' because the carpentry/masonry/trim/backer-rod wasn't done properly and the caulk is used to hide crappy craftsmanship)?

David Greene has two great books in my opinion, the BRRRR(Buy, Rehab, Rent, Refinance, Repeat) book and Long Distance Real Estate Investing.If you want to do a deep dive into cash flow, look up "What Every Real Estate Investor Needs to know about Cash Flow" by Frank GallinelliHope this helps

That's the MLS.A good listing, properly priced, well written and with good photography will expose your property not to the 5 wholesaler customers who might buy it (and then only at a deep discount), but to many hundreds of thousands of buyers - most of whom will expect to pay a full retail price.But, many complain, "I'll have to pay a commission!"

Since the unit is on the property with us, my spouse will do the "property management" via the Airbnb app, laundry associated with the STR but hire out cleaners who will deep clean and put bed/towels back in place.
