My contractor was out of the country and then sick after he came back.

I'm a retired 72 year old operations manager...who has more bills to pay than retirement social security income....can't find decent work....friends told me to try real estate investing....don't know anything about it but willing to learn......I'm a country person not a city person.

Can VA from out the country help put together mailers?

I usually avoid houses with PB plumbing for the reason that I will have to replace them right away at several thousand dollars.If you do consider selling instead of re-renting (looks like selling is the best path based on your low profit margin), bring in an agent into the picture, have him take a tour and find out what market comps are and if it still might be worth replacing the carpet and painting in preparation for your sale.

There are many paths to take to get to your end goal of owning a MF.

Anything past a seed round on a venture company is likely out with this constraint and many areas of the country have many of their real estate projects excluded too.
