Stephanie ...can you rent the present units in their current condition?

I am aware this list should only be used as starting points or "areas of research" towards more detailed and specific DD, but would still very much appreciate if you can let me know whether or not i am missing a significant area of research.The list as it currently stands:Collateral File BPO & exterior condition (as indication of interior)Property insurance up-to-dateTaxes due & Tax liensTaxes & property insurance escrowedNeighborhood crime rate & other neighborhood safety statisticsOwner has all necessary insurance policiesIs owner occupied?

The Tulsa house was being sold in good condition, while the KC house was bank-owned and known to need work. 

It is important to mention that the condition of duplexes and house are good, very clean.  

It was full-on conditioning.

There are no cracks and the ceiling is in otherwise great condition, but you can see its un-level compared to the cupboards.  

A tenant can invite any inspector inside to determine if they have safe living conditions, like the fire department, health department, building regs, utility company, let them "tag" the place, you're just concerned about your safety! 

- what are market rents from your comps (call them, use craigslist and whatever other resource you have to get this)- what is the condition of units for your competitors (shop them!)

Since I have seen a bunch of signs around The area I live in, (Birmingham), to me it just seems to easy to buy one of the very cheap houses I´ve been offered by other wholesalers(obviously in very bad conditions, but cheap) or the cheap ones I´ve seen on the MLS, and then call those phone numbers and offer the house to them a little bit higher, but I do not know if there is a catch or what??
