I have 0 bills and I live at my parents house  NOT happening, be realistic You cant even get a loan, no job. 

Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy).

After going to afew REI meetups with a group I am in I have noticed a common trend that many investors love New Brunswick.

I feel like I have my head wrapped around it enough to get started and get more education on the job.

I have something for you to think about though - could you get a job doing what you’re doing in another state making the same amount of $$ or more where the cost of entry into real estate would be lower for you?

For some people, investing in real estate passively, as you have done, is best because they have other obligations such as a high-powered job, family or just don't want to deal with the operational side of the business. 

I had a Licensed Electrician on my permit for electrical.After I paid them, they never came back to complete the job so I coukd get my C of O and final inspection.

Think Dave Ramsey, Rice and Beans, Budget, a second job ... 

The first person didn't do a good job with the market assessment and priced it high given the market. 

I'm from the Bay Area originally and know that these types of stand alone houses are not very common but a condo could work.
