There are cheaper one’s in D/F areas but I would be careful as those can create a laundry list of additional issues.

I sold my California properties 7 years ago and don't care to ever step foot in the state again. 

It's also a STR so getting these improvements taken care of is really important to me. 

Not saying there are not deals out there that make sense ..Just be careful relying on appreciation only... 

A residential landlord doesn't necessarily have any influence over the financial success of their tenants, nor do they care b/c they can just re-fill the unit in a month anyways. 

Make sure that the plumbing issue is taken care of and the attic issue has been secured and is not still compromised.
