We WANT so bad to get into real estate but can't stop working or else life will fall flat (financially) We are scared to get started because what happens if we need the money we've saved for our first house flip deal or rental deal.

The building should be maintained well CAM needs to be done and it needs to look good and be desirable  but taking a C Class to B Class or A Class can be expensive and not worth the costGetting good rents by reasonable improvments that are cost effective in my experience leads to more flow than a total gut. 

Seller financing is something the average homeowner is scared and reluctant to agree to because in life we fear what we don’t understand, get it in paper sit down with them , help them understand and build trust

I am so incredibly proud of this property and even through some of the "hardships" i experienced throughout this process i could not be happier with the lessons learned and all of the value gained.This is a real life example with real numbers.

Rented to a friend that I have known since I was 10 that was also from NY that was just looking to start a new life somewhere else.
