The existing duplex will be fully gut renovated with brand new everything and the new house will be a ground up duplex which basically gives me a QUADPLEX out of this property for the ultimate home run. 

For years I thought $200 for a fridge was highway robbery because the local used appliance store would sell them all day long for $150 looking brand new after new parts and a paint job.

BRAND NEW appliances and carpeting.

Plus material cost can vary wildly depending on area, time of year, natural disasters, quality of finish, brand, size, etc.

Great insight and you make a good point.We are using our reserves to save up for a down payment on a brand new Lamborghini as well as a timeshare...I think that would be the best use for our money going forward.  

Not sure, my place is almost brand new and I think once Veil is finished rents will go up.

Some of the bigger brand name outfits probably aren't the best choice.
