and all within walking distance. it is very unlikely, even if we leave downtown we will go much farther than OC, Tremont, DS, it is the whole reason my parents wanted to invest with us in this current situation.

Utah's market is hot enough that the 2 bed home and 1/2 acre would appraise at the asking price.Knowing I could rent the front house almost immediately for $850; knowing that the owner is absentee and believing they want to walk away; knowing that traditional financing may not be available if another property comes through first, does it make since to do a subject to, take on the project of the second home remodel?

Don't threaten yet, but your HOA could be walking a fine line of violating Fair Housing rules and they DO NOT want to get that can of worms opened.

They took some measurements, he was talking the talk and walking the walk so, lets give him a shot. 

Walking distance to bars and restaurants.

My budget is $175,000 USD for a 2 bed 2 bath unit or larger somewhere within walking distance to the beach and close to 5th ave/downtown area?
