Honor and moneyTurn this to your advantage.your places should look top shelf at least be clean from corner to corneryou may not have the latest and greatest but it should look impeccably clean.Splurge in the kitchen and bathroom put little design elements where you can.the trouble will be worth it in shorter vacancy periodsSchedule showing times,strict teachers are more loved than lenient oneswhen I taught elementary school I noticed the kids loved the strict teachersthe rules helped the kids know they were valued.when setting appointments even if you have all daynarrow the window of showing availability to two hours show time each day.you get the added benefit of possibly getting two prospects show up at the same time.People like to savePeople would rather save a buck as much as make a buckso offer rebates and coupons instead of penalties.move in specials,I offered a summer electricity rebate coupon on one unit in my duplex because there was no central air.I was going to replace it but decided to do the coupon thingthe tenant is very happy to save for the four monthsalthough he is sometimes hotHE loves saving the moThere is a lot more on this subject i havent learned but I did discover these two quite by accident.If anyone has more please share.

Any niche depends on your market, learn the market, understand what can be done, then learn to adapt strategies that solve the problem.All real estate sales is about solving a problem, it might be the turning of inventory of a 5 billion dollar portfolio for liquidity or it could be selling some little old ladies home with her moving to a nursing home.Most all the investor residential deals will be about solving some problem, real estate is a very social business, it's not like Ford moving units off an assembly line out to dealers, it's an in your face, personal problem solving transaction every time, an individual seller always has a goal and a problem getting there.

Hi, I am a new landlord (was left a condo upon my mother's passing)  and have recently been in a lose lose situation between my tenant and hoa I received a notice from my hoa that my tenant has been parking her car and her boyfriends  (not on the lease) car in the parking lot and is only allowed to park one vehicle.

If nursing home costs are being paid by Medicaid, then then any property transfer within a certain period of time (usually five years) can be voided and the property might be levied to pay nursing home bills.
