Comes to find out her daughter never started college and the daughter had stayed there for 3 weeks before I caught them.They said the daughter had identity theft so the daughter had no place to stay and again trying to be a nice person I only charged them extra $25 a month and we agreed when the lease expired on 3/7/2017; the mom's lease is over and they have to leave.Now, less than 7 weeks to go; they claimed I have to find them housing to relocate them or letting them stay until I found a buyer.I am newly RE agent; I really don't want to do anything to risk losing my license BP community please help!!

Credit, criminal check, employment verification, landlord reference, personal reference, as well as a 'gut check' when taking with them all are important when you're screening.

Also, do a "Contractor's day", meet with three or four contractor at the same time, let them know that this is competitive, best offer/quality and verification of their work!!!

Even if he is getting Direct Deposit as Matt mentioned above all employers will provide a paystub or atleast a verification of employment letter.

After mailing for 3 months now, every lead that's come through has received 8-10 essentially identical letters from other investors, some that mail every two weeks.I know there's a market there, but I've thought about changing strategy and coming at it from a realtor angle, who can get them the most money for the property or make a cash offer.My original intent was to wholesale these leads, but when so many cash buyers are already mailing them I've been priced out of a few because of the wholesale fee.Do you solely offer the cash option?

So, it’s very helpful to look at all the deposits and if they are not obviously payroll please try to document what the source of the deposit was.2.Your most recent 1 Full month of paycheck stubs including YTD totals3.Your 2 most recent years W2’s4.Your 2 most recent years Federal Tax returns, including all schedules, if self-employed please include all corporate returns and a YTD P&L.5.Current Statements for any Certificates of Deposit, Stock, Bonds, Cash Value Life Insurance and/or Retirement Acct (IRA’s, 401K’s,401B’s etc) if applicable (all pages).6.Legible copies of your Unexpired Driver’s License, these do not copy or scan well so feel free to text or email me a clear & legible copy to this email or text (phone blocked).7.Employer’s HR Contact Name and Number if known (if your employer uses a verification service called “The Work Number” we will need your salary key).8.FYI PURCHASE- A copy of the purchase agreement with a copy of earnest money check.
