If the tenant was to leave they have two month penalty as part of the early termination, but it is hard to find a tenant after October until March as people move during the spring and summer time.

Hi All -I would still consider myself a bit of a rookie, but I have been investing now for about 3 years.I currently own an 11 unit RV Park in which I own all of the units and rent them out.I have successfully completed a BRRR in Alabama with $4K left in the deal, and I am in the process of completing my first two SFH Fix & Flips in Detroit, Michigan.I am looking to build out a potential buyers list, JV partners, and just network in general with like-minded people. 

Long term rentals are tough to cash flow unless I implement a co-living / rent-by-the-room strategy, which I've done before, but I'd prefer to not do again.

I think right now there’s a lot of greedy sellers who just think the sky is the limit and don’t care that their buyers need a return on their money.

Another positive is that it looks like a lot of the hillside owners have a good amount of equity and it's possible that you might be able to find a good off market deal on one of them.
