Are they in distress?

I am in the Virgin Islands, also challenging to find lenders.  

I'm about the same as @Michael Baum, maybe an hour or two more in season when I'm fully booked.

I do have a super tenant in place, but the PM company that started out great is now lacking...big time, and it's time to make a change.

I got a call today about my newly listed property in Raleigh.

I have enough cash in the bank to purchase a small  2bd, 1ba SFR (already cash flowing/w tenant) outright.

The smaller builds were harder to come by, too many overlays were put in place and the residents of East Nashville HATE us developers/flippers more than any other location in Nashville.

I'm going to reduce my rent by $100 as this ratio seems abysmal (quite literally a 0% ratio in view-to-application). 

For example is the 3/4" settlement in a main area of the home, is it in a basement?

Or just help this whole journey I’m about to embark on go as smooth as possible My list would be in this order1.
