The biggest risk I see, when combined with these things I've mentioned, is the inevitable income tax changes that will have to happen to pay down this nut that's grown over the last couple of years along with social security and medicare solvency. 

@Russell Brazil Good questions, and I am starting to see the intricacies here.

I think is is a conflict of interest as they know all they have to do is push the deal across the finish line and whether it winds up being crap or great, they've made a good nut up front. 

@Russell Brazil, you make some good points, particularly about the rent/price ratio as a measure of risk. 

One of the tenants was a nut case , she got an order form the courts to have the owner and the other tenants removed because she feared for her safety .

It's a little nuts.

I'm sorry to hear about the challenge for you and your group (cracking the nut and getting into the market).
