I see all these gurus on social media encouraging out of state Section 8 rentals in places like OH, MO, etc.

If, or when they likely will fumble it, time to file some complaints with the state to get some leverage or contact a senior partner in the firm. 

If they had another trampoline in a year we would give them a 7 day Non-Curable Notice - stating they had 7 days to move out.

Hey guys, I’m located in NJ & I wanted some feedback regarding to flipping properties in this state as an investor.I come to the conclusion that NJ is terrible to be a landlord in, especially with the process to evict someone.I spoke to a few people who mentioned NJ is great for flipping but I wanted more feedback from others who are familiar with the process here or flipping in general in a state compared to NJ.thanks 

My company has done 1031s for 31 years, we work in all 50 states, and we're very good at what we do. 

I’m seeing that property crime is pretty high and since I’m an out of state investor, I would have a hard time keeping an eye on the ground besides cleaners/handymen between stays. 

The City has a reputation of having a strong investment market that draws out of State investors for a reason, but it takes time to learn how to execute it properly.

Rent demand notices must now have two service attempts on two separate days before it can be posted on the propertyRather than utilizing technology and streaming the legal rental demand process as some states are doing; in Colorado, rental demand notices need to be physically created, printed (in the tenants preferred language), and physically delivered to the property.

Fix that thing up and sell to the next first-timer out of state investor ;)
