That gets me to my catch 22.My wife and I are hoping to get into VRBO world so we can enjoy and make more cash flow than we are currently making, but I'm wondering if we should put that off 18 months, rent out the property again and then reconvene at a better time or suck it up, lose a few thousand off the asking price and get moving on our goals...Financials - We owe 143,000 on the house (refinanced to conventional from FHA right after the seasoning period), it rents for $1850, mortgage, taxes insurance, HOA is $956, we just sunk $11,000 into carpet, paint, landscaping, replaced a vanity to get it ready to sell and I fear renting we might have to redo a couple of those things.

In the future, you might want to look for a deal that is below market price so when you buy the property you just have to wait for the loan to season (1 year) and you can ask for the PMI to be removed or popular on Bigger Podcasts is BRRRR where you'd fix up the house, rent it out and then refinance so you can move to the next property.Hope that helps and isn't too confusing.

She's older and I wouldn't be able to sleep at night knowing I forced her out. $50 a month more makes my numbers work much better and frankly she can stay there for another 5 years at that rate.

With all the new sports complex's coming into Las Vegas I believe that the new housing will skyrocket by 2020. with the older homes beginning left to go in backlog i.e. staying on the market longer.

I'm trying to sort out all of the SDIRA and 401k loan stuff too.....My wife and I both have lots of our net worth in employers 401k plans....and have a smaller amount in an IRA that I inherited when my Aunt passedI'm trying o figure the best way to leverage that $$ to generate cash flow that I have access to NOW.My understanding with a SDIRA is that you can use the $$ to buy RE but all the cash flow has to stay in the IRA unless you want to pay tax and withdrawal penalties etc...so it s great way to invest in RE, but you are still restricted on getting to that $$ until you are much older....I'm looking to leverage that $$ to use the cash flow now, not when I'm 59 1/2.......
