Rents have been raised a total of over $700 a month but I know most appraisers wont use the income approach to determine value so I'm not sure how much the value has risen.

They paid some to their arrears when they have money but It’s so far behind, even when they get their job back (blue collar) they wont be able to pay their arrears in full anytime soon, esp with Covid is spiking again.What are my options here?

So, in a nutshell, the end cash buyer won't know the seller information because they wont have access to the original purchase and sale agreement, just the assignment contract between me and them, correct?
