I've used a number of GCs for full scale renovations over the past three years and while there are many I can whole-heartedly renounce, two have stood the test:- Paul Little Construction --> solid processes, good use of subs and oversight of subs, usually within 5% on time and 10% on budget. 

I went from excitement to disappointment in a heart beat. 

The actual action/operation of PM is a rather regimented accounting system at heart, it's the tenant X-factor that add's complexity and troubles, that's where the solution is best needed.

I wouldn’t go around them to do anything.Maybe have a heart to heart and explain your goal for the project and try to get them on board with being really efficient.

We have contacted 1210 Capital and the American Association of Private Lenders and reported him.He was very good...but money up front to a bank account with a completely different name on it was a huge red flag.It is heart breaking, we are from Australia and we have a great deal but the way the contract is worded is making it difficult to fund and this guy just wasted our time.Oh well, back to the drawing board.CheersDale Zanker
