For example, if the property was purchased for all cash, the owner would save the interest rate on the loan...not a rate higher than that...and it does not change with the level of the down payment.Paying down a fixed rate 5.5% loan versus investing the funds in a 2.0% savings account would net 3.5% savings (and it would occur in a rising rate environment).

Make sure you're protected well with $500,000 (or $1M) liability on the properties, make sure they're Replacement Cost (versus "ACV" or depreciated value), make sure you've got some personal property (appliances, window coverings, etc.) coverage, I always add in some 'additional replacement cost' as well as inflation guard too.

Basically you front load the benefit so you can have more cash flow and return in the future and higher resale on income versus giving them a straight lower rent for getting the 10 year term.Get a commercial attorney to help negotiate options that you find favorable.
